Social Media is REALLY Social Networking. Let me say that again – you should be in CONVERSATIONS with people on Facebook – it’s not a place to just “slap up a listing!”
Does that mean that you can’t talk about Real Estate on Facebook? No. You CAN and SHOULD let the people you interact with know that you are in Real Estate.
What Kind Of Information To Post on Facebook
Use the 1 in 4 rule on Facebook. One comment Real Estate related, 3 comments that show that you are a Local Area Expert, or give people a glimpse at something you are passionate about, like Toys for Tots. This will ensure you are staying Top Of Mind.
If you have a listing to showcase, make a comment like:
Just listed a home in one of my favorite Communities – I love the trail that winds around the lake!
Then link to the listing website. This is MUCH better than, “JUST LISTED: 123 Main Street in Apex $342,000″
How Often Should I Update My Status on Facebook
Twitter, Facebook, LinkedIn and your Blog all have different audiences, so I definitely feel that you should update them SEPERATELY (although almost everyone I know uses Ping, or Hootsuite or TweetDeck and do “simo blasts.” There are so many people on Facebook competing for space on your News Feed that if you don’t post a lot you may not get noticed. However, I do see a lot of people who only post once a day. Here’s what I would say – look at WHO you are posting information to. You can post to a LIST, so if you have a group of friends who are very active online, and have over 200 friends, post to them more often. If you have a list of friends that have less than 200 – I’d post to that list once a day.

It’s like going to a cocktail party and the realtors there just yell “I have a new listing!” Not sure how in the heck so many miss the ‘Clue Flags!’
