5 Tips For Creating A Better Facebook Business Page

Lots of Real Estate Folks are deciding that maybe the next thing for them to add to their 2011 To Do List is a Facebook Business Page.  We think it’s a great idea too!  Once you’ve decided what you are going to talk about – and how you are going to Brand Your Business on Facebook – the next thing to do is figure out what you want your page to look like!

Here are 5 Tips for Creating a Better Facebook Business Page:

Create a Page For “New” People to Like

You will be inviting people who are your friends to like your page… but did you know that Google can see it too!  Most business / fan page owners don’t even realize you can actually create a custom landing page that all new visitors will see before diving into the rest of your page. This is important, because again, it’s what Google sees, and it needs to be interesting enough for the person to want to sign up for your newsletter, or search for homes.  Most agents we see are funneling all of their new visitors right to their wall, where not much action is taking place.  Mike Mueller makes some great pages (some companies charge $250 - but they don’t know much about Real Estate?)or you can use a monthly subscription service like FaceIt Pages to create something!A “Reveal” Tab

Remembering going onto a business page on Facebook, and you couldn’t see the wall until you liked the page?  The reveal tab lets you restrict new visitors from seeing certain content until they click like and become a fan of your page. Reveal tabs are a fantastic way to provide an inventive for visitors to become a part of your fan page in exchange for some great free content. You can create a reveal tab with FBML or iFrame custom tabs… A Real Estate Give Away might be a list of REO Property in the area, or a white paper on Buying Foreclosed Property in the area.

Use The Page Thumbnails To Spread Your Message

Facebook has recently given page owners the ability to have image thumbnails at the top of their fan pages.  There are five of these images – you might want to highlight your listings, spell out a message.  or have images of “Top Fans” and combine their picture with a testimonial and a link to your website.  Because pictures and Video are “Sticky” (meaning people look at them and click on them more

Content and Questions

“Hang Time” on Facebook is increasingly important.  Facebook calls the “formula” for that Interaction Edgerank. How long your information shows up in News Feeds and how much interaction you have with people – is critical. Content is the lifeblood of any page on Facebook or on a Website. Your fans originally liked your page because they were under the impression that it would provide them with some value. If you fail to provide that value through status updates, shared links, emails, blog posts, etc. your fans will slowly find their way onto another page… additionally, you will STOP SHOWING UP in their news feed!

Interaction and Personality

It is IMPORTANT to get people to “like” your content and interact with it.  Ask questions like Pepsi or Coke?  Beach or Mountains?  Best Place to East Pizza in Our Town?  ANYTHING that will illicit a response will be HELPFUL to you! Here is your chance to really bring your page to life for your fans. Eventually, as your page grows, you will become a celebrity in the eyes of your followers, and you can use your fan page to give everyone personal access to you. Engage in Conversations – upload video, and pictures.. DO NOT simply view this as a place to put your Listings! That will not work!

It’s so early in the Facebook game, you’d be crazy not to jump in!  Try asking questions, that are HYPER LOCAL on your page every OTHER time you post information and see if you see a difference… The NEW SEO strategies are NFO strategies… News Feed Optimization.  This is definitely important as we all work to generate more real estate leads!
